How do I start?

You can speak to one of our Property Investment manager by calling 0208 339 6777 or you can register your details online and we will give you a call straight away.

Your Property Investment manager will assess your requirement and discuss the most suitable investment for you.  She will then speak to you regulalry and  keep you updated whenever a new investment opportunity meeting your criteria arises.

What kind of discount can I expect?

Anything between 25% and 40% discount. In some cases, we  offer properties at a lower discount if we still feel it is a good investment.

How do I know that the discount is genuine?

We carry out extensive due diligence before offering the property to you. You can have access to this due diligence file. Just ask your Property Investment manager.

Do I need to view the property before I reserve?

Most of our investors never see any of the properties they have purchased. They rely on the due diligence we have carried out and on our financial report. We aim to make this an armchair investment so we ensure our due diligence is thorough and we are able to put you in contact with lettings/sales agents to ensure your property is always in safe hands. We do however recommend to all our investors to carry out their own due diligence for piece of mind.

How do I reserve a property?

You need to contact your Property Investment Manager. You will be required to pay a £1000 reservation fee in order to secure the property and a finder’s fee. The reservation fee is refundable once the property has completed.

What if I decide not to proceed with the purchase?

Unfortunately the reservation fee is non refundable. The finder’s fee is non refundable but can be transferred towards the finders fee of an alternative property subject to an administration fee.

Can you help with mortgages?

We are not mortgage brokers, however we work very closely with a panel of mortgage brokers who have access to the best mortgage products on the market.

When will I be required to exchange contract?

You are usually required to exchange contracts within 28 days of your solicitor receiving the contract. Make sure you exchange within this time frame or the vendor could withdraw the property and you could lose your £1000 reservation fee. By using our recommended solicitors and brokers we can help you ensure that this timescale is met and your investment purchase proceeds without delay.

Can you recommend a solicitor?

Yes we work very closely with experienced and professional firms of solicitors who work at discounted rates for our clients. Please ask your Property Investment Manager for more details.

What if I want to use my own solicitor?

No problem you can use your own, but they must be able to meet the 28 day exchange deadline.

Is now a good time to invest in property?

Now is an excellent time to invest in property. Interest rates are at an all time low and the property market is booming so there is huge potential for capital growth. On top of this rental demand is still high so it is an ideal time to invest in a Buy to LET property.

Can I sell my property prior to completion?

Yes you can as long as your contract is ‘assignable’. Your Property Investment Manager will be able to advise you on this. We can also put you in touch with local sales agents if you are looking to re-sell on the open market.

Can I have more than one Buy to let property?

Of course you can. Most of our investors have bought several buy to let properties through us and are still looking to grow their portfolio.

What type of mortgage should I go for?

We suggest you go for an interest only mortgage when purchasing a buy to let property. All our figures are calculated based on interest only mortgages.

Are buy to let mortgages based on my income?

No, providing you have good credit rating and a minimum annual income of £10,000 the money you can borrow is based on the rental income. You will find rental income clearly stated in our presentations for each of the properties on offer and as we aim to achieve at least 125% rental coverage you can be confident you will get access to the best mortgage product available on the market.
